Studies have also shown that a clean working environment increases productivity.

We offer a Cleanliness Control Program that includes the following:

  • Initial training of personnel on the methods of performing each cleaning task in a manner that ensures the highest level of quality.
  • Supervision by a nightly area Supervisor who walks the floors of the building and checks the quality of cleanliness of each worker.
  • Supervision by the Operations Manager to ensure the overall cleanliness of all  areas of the building.
  • Monthly visits to the building by the Administrator to ensure cleanliness and to discuss any matters with management regarding the quality of work being performed.
  • Communication logs are provided to your company’s management; these logs are used to notify us of improvements you would like and our follow-up to the matter. This written documentation of issues leads to greater control of the cleanliness of your building.
  • Employees are to lock and secure all doors designated to be locked and to turn off all lights other than the lights designated to be left on. The Night Supervisor is to check all exterior doors and to ensure that all doors have been properly locked.
  • All trash is to be removed from the building and placed in a dumpster. This means that no trash is to be left in the common areas of the building.
  • All cleaning materials and equipment are to be properly stored. This means that no cleaning supplies or equipment are to be left in common areas for tenants or management to find the next day.

Below is some information regarding our cleaning methods and procedures:

Dusting: Remove dust from all horizontal surfaces below a height of 60" from the floor. Personal items may be moved to prevent dust buildup. These items should be put back in the same place. Dusting should be accomplished using a feather duster, lamb's wool duster, and / or treated dust cloths.

High Dusting: Remove dust above a height of 60" above the floor, using the same method as in dusting.

Trashing: Trash is defined as anything in the trash container. Items not in the trash container are not trash unless marked as trash. Empty all trash containers, replace plastic bag each time.

Vacuum Clean Carpet: All carpets must be free from dust, paper pieces, lint, staples, paperclips, and any foreign objects. Business papers and other items used in the client's work must not be moved unless requested.

Clean Carpet: Carpet cleaning is defined as a method of removing soil from the carpet other than a vacuum.

Spray Buff: Clean and polish hard floors using a Burnishing Machine (1000 rpm or greater) with a Burnishing Pad affixed to the machine.

Strip and Wax: Apply a solution of stripper to the floor. Scrub with a floor machine, extract slurry with a wet vacuum or mop. Rinse floor with water until all wax and alkaline residue are removed. Apply floor finish.

Wet Scrub: Apply a solution of neutral pH detergent to the floor. Machine scrub with a 175 rpm buffer to remove embedded soil, scruffs, black marks, and other soils.

Spot Clean Carpet: Removal of "spots" such as beverage and food spills, grease and other soils from the carpet.

Authorized Personnel: Janitorial employees and management personnel who have a duty assignment in the building and who have been issued a Master Key and Pass Card by the facility manager or designated representative.

Janitorial Safety: The janitorial contractor will provide material safety data sheets on all chemical products used in the building.

Labeling: Chemical products will be stored in the manufacturer's container, with the label attached and readable. Spray bottles and other containers containing cleaning solutions will be labeled as to the content of that container.

Electronically Operated Equipment: Must be used in a safe and responsible manner.

Warning Signs: The proper warning signs will be posted for all to see when the area is determined to be hazardous.

Cleaning Cubicle Offices

  • General Cleaning - spot clean furniture to remove fingerprints, coffee rings, and other soil not removed by dusting.

Cleaning Storefronts

  • General Cleaning: damp clean with a disinfectant solution all countertops. Glass showcase doors will be cleaned with a glass cleaner to remove any soil not removed by dusting. Double glass doors, clean both sides. Glass entry door, "Associates' Entrance" will be cleaned both sides. Vacuum clean entrance mats.

  • Area Around: pick up any trash that may be on the ground around the dumpster.
  • Contents: all boxes and cartons must be broken down and flattened.
  • Full: if the dumpster is full, place the trash just inside the back door closest to the dumpster.

  • Mirrors: cleaned with a glass cleaner.
  • Vanity tops: cleaned and sanitized.
  • Laboratory: cleaned and sanitized with disinfectant, bright metal polished.
  • Toilets and Urinals: thoroughly cleaned and sanitized inside and outside.
  • Stall Walls: spot cleaned to remove any marks or visible soil.
  • Women's Restroom Only: Fill sanitary napkin / tampon dispenser. Empty sanitary napkin / tampon disposal cabinets at each stall and replace bag.
  • Stainless Steel Dispensers and Trash Receptacles: Clean and sanitize

Weekly Service - All Offices

  • Telephone: all telephone handsets will be cleaned and sanitized

  • Floors: sweep, dust, mop. Apply damp mop to soils that do not come off with dust mop. Use caution to not allow any water to seep between seams in floor.

Fire Doors

  • Vacuum: close fire doors to sweep and vacuum behind them. Open back to normal position.
